Staten Island sales rose even with fewer homes for sale
Hi, I'm Vincent, your trusted real estate agent! Whether you're looking to sell your current home, buy your first place on Staten Island, or just understand what the market is doing, this post is for you.
Here is the one fact that changes what a homeowner should do right now. The Real Estate Data Aggregator counted 771 homes sold across Staten Island in the three months ending August 31, 2026. That is up 5% from the same three months in 2025. Buyers are still closing deals. Pricing and prep matter more than waiting.
At the same time, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher borrowing costs did not stop sales from rising. That tells you something about how much buyers want to be here.
The Real Estate Data Aggregator also counted only 762 homes for sale across Staten Island in that same period. That is down 14.9% from a year before. Fewer choices for buyers means a well-priced home gets attention.
Pending sales across Staten Island were 775, down 6.1% from a year ago, per the Real Estate Data Aggregator. That is a small, honest dip worth knowing. It means the pipeline is a little softer going forward. Not alarming, but worth watching.
What rates look like from here
Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026. That is the highest share since October 2022. Staten Island is not immune to that pressure. Pricing right from the start matters.
CNBC reported that Fannie Mae forecast a 30-year fixed mortgage rate of 7.4% in the fourth quarter of 2026. Fannie Mae also forecast 7.5% through 2027. Buyers who are waiting for rates to fall may wait a long time.
How each ZIP code read in the same period

The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. They also rose 0.3% from June to July 2026 on a seasonally adjusted basis. Staten Island's price gains in most ZIP codes are running in line with or ahead of that national pace.
CNBC reported that pending home sales nationally were down 8.5% year over year in September, per Zillow. Staten Island's pending sales fell 6.1%. The island is holding up a little better than the national trend.
- 771 homes sold across Staten Island in the three months ending August 31, 2026, up 5%, even as inventory fell 14.9% and rates climbed above 7% per Realtor.com.
- Five of seven ZIP codes saw prices hold or rise.
- Two saw prices dip.
- Speed varied from 28 days in 10308 to 47 days in 10309. If you're looking for someone who knows every corner of this island and will tell you the straight story, look no further than me.
One more thing: a single street can read very differently from the whole ZIP code. The numbers above are a starting point, not the final word on your home.
