At the same time, the Real Estate Data Aggregator counted 699 homes sold across Staten Island in that same period. That is up 5% from a year before. More sales and fewer choices available: that combination shapes everything below.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Staten Island's own sales numbers are moving in the same direction, though each ZIP tells its own story.
CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That rate affects what buyers can afford. It is a real factor for anyone pricing a home or writing an offer right now.
How each ZIP code looked
Not every neighborhood moved the same way. The Real Estate Data Aggregator broke it down by ZIP code for the three months ending July 31, 2026. Here is what each one showed.
Where prices rose and where they dipped
The Real Estate Data Aggregator showed 10307 with a median sale price of $1,100,000, up 27.2% from a year before. That is the strongest price gain of any ZIP on the island in this period.
Not every ZIP moved up. The Real Estate Data Aggregator showed 10309's median sale price at $775,000, down 9.8% from a year before. And 10314 dipped a little too, with a median of $720,000, down 1.4%. Prices across Staten Island are not all going the same direction.

How fast homes are moving
The Real Estate Data Aggregator showed 10306 with a median of 28 days on market, 18 days shorter than a year before. That is the fastest ZIP on the island this period.
10309 was slower. The Real Estate Data Aggregator put its median days on market at 59, which is 15 days longer than the same period of 2025. Not every home sold fast, and that is honest.

How close to list price sellers got
The Real Estate Data Aggregator showed 10314 with an average sale-to-list ratio of 98.9%. That means sellers there got very close to what they asked. 10312 was right behind at 98.8%.
10305 was the one ZIP where sellers gave up a little more ground, at 96.8% of list price. That is still close, but it is the widest gap on the island this period.
Where buyers are competing hardest
The Real Estate Data Aggregator showed 10306 with 34.3% of homes selling above list price. That is the highest share on the island this period. 10308 was close behind at 31.3%.
10307 had the lowest share at 16.3%, even though its prices are the highest. Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. Staten Island's above-list shares tell a different story in several ZIPs.

Supply is tightest in 10312
The Real Estate Data Aggregator put months of supply in 10312 at 2.6 months, down 1.1 months from a year before. That is the tightest supply on the island. 10305 had the most breathing room at 4.5 months, unchanged from a year ago.
What this means for you
For sellers, less inventory means your home has fewer rivals. That is a real advantage, as long as your price fits what buyers can carry at a 7.45% rate, per CNBC on September 24, 2026.
For buyers, choice is still limited across Staten Island. The Real Estate Data Aggregator counted only 737 homes for sale islandwide. A sharper plan matters when supply is this tight.
