Staten Island inventory is down, but one part has more choices than last year
Hi, I'm Vincent, your trusted real estate agent! Whether you're looking to buy your first home on Staten Island, sell a place you've owned for years, or figure out what the market is doing in your neighborhood, this post is for you.
The big picture for the three months ending August 31, 2026: inventory across Staten Island fell. The Real Estate Data Aggregator counted 762 homes for sale across the seven ZIP codes it tracks here. That is down 14.9% from the same three months in 2025. Fewer choices, same demand. That shapes what sellers can ask and what buyers should expect.
At the same time, Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Staten Island is moving in the opposite direction from the country as a whole. That gap matters if you are setting a price or making an offer here.
One ZIP code stands out: 10308 inventory is up 23.2%
ZIP 10308 is the one part of Staten Island where buyers have more to look at than last year. The Real Estate Data Aggregator counted 85 homes for sale there, up 23.2% from a year before. Every other ZIP code in this market saw inventory fall. If you are buying, 10308 gives you more options. If you are selling there, you have more competition.
771 homes sold across Staten Island
The Real Estate Data Aggregator counted 771 homes sold across the seven ZIP codes in the three months ending August 31, 2026. That is up 5% from the same period in 2025. More homes are selling even as fewer are listed. That is a tight market for buyers in most of Staten Island.
Prices: most ZIPs are up, two dipped a little
Most ZIP codes saw median sale prices rise in the three months ending August 31, 2026. Two dipped. The Real Estate Data Aggregator put the median in 10305 at $720,000, down 4% from a year before. In 10309, the median was $786,750, down 6.7%. Not every seller got more than last year. The highest median was in 10307 at $967,500, up 1.6%.
- 110307 – Staten Island, NY$967,500
- 210312 – Staten Island, NY$799,500
- 310309 – Staten Island, NY$786,750
- 410306 – Staten Island, NY$775,000
- 510308 – Staten Island, NY$760,000
- 610314 – Staten Island, NY$741,250
- 710305 – Staten Island, NY$720,000
How fast are homes moving?
Speed varies a lot by ZIP. The Real Estate Data Aggregator put the median days on market at 28 in 10308, the fastest of any ZIP here. That is 7 days shorter than a year ago. In 10309, the median was 47 days, and that was 9 days longer than a year before. Not every home sold fast, and not every area slowed down.
What buyers are paying versus list price
Across most ZIP codes, homes sold very close to their asking price. The Real Estate Data Aggregator put the sale-to-list ratio at 99% in 10312 and 99.4% in 10308. The lowest was 97.5% in 10305. In 10308, 32.9% of homes sold above list price. In 10305, that share was 21.4%. Pricing to the market still matters.
The national picture adds context
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. Higher rates slow buyers down everywhere. Staten Island is not immune, but the inventory drop here is keeping pressure on prices in most ZIP codes.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is a national story. In most Staten Island ZIP codes, sale-to-list ratios stayed above 98%, so sellers here have held their ground better than the national average suggests.
Months of supply: how long would it take to sell every home listed?
The Real Estate Data Aggregator counted 2.5 months of supply in 10314, the tightest of any ZIP here. In 10305, it was 4.2 months, the most breathing room for buyers. In 10308, supply rose 0.7 months from last year, matching its inventory gain. Every other ZIP saw supply fall.
