Staten Island inventory is down, but new listings are still coming
Hi, I'm Vincent, your trusted real estate agent! Here is the one thing every Staten Island homeowner should know right now. The Real Estate Data Aggregator counted 762 homes for sale across Staten Island in the three months ending August 31, 2026. That is down 14.9% from the same three months in 2025. Fewer choices for buyers means your listing stands out more, but only if it is priced right.
Whether you're looking to sell your first home, upsize to something bigger, or just understand what your property is worth today, these numbers tell a real story. Let me walk you through what the data shows, ZIP by ZIP.
Sales are up even with less to choose from
The Real Estate Data Aggregator counted 771 homes sold across Staten Island in the three months ending August 31, 2026. That is up 5% from the same period in 2025. Buyers are still active. They are just working with a smaller pool of homes.
New listings across Staten Island came in at 990 for the period, according to the Real Estate Data Aggregator. That is only down 1.2% from a year before. Sellers are still listing. The overall pool is just turning over faster than it is being refilled.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Staten Island is moving in the opposite direction. That local tightness is worth paying attention to.
Mortgage rates are part of the story too
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford. It also affects how many sellers are willing to give up a lower rate they already locked in.
CNBC reported that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income. In 2022, that same payment was 26%. Buyers are stretching further. That makes price accuracy more important, not less.
How each ZIP code looked
The story is not the same in every neighborhood. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending August 31, 2026.
| 10307 | 10309 | 10312 | 10308 | |
|---|---|---|---|---|
| Median sale price | $967,500 | $786,750 | $799,500 | $760,000 |
| Price change vs 2025 | up 1.6% | down 6.7% | up 5.9% | up 1.7% |
| Homes sold | 38 | 88 | 172 | 70 |
| Median days on market | 33 | 47 | 39 | 28 |
| 10306 | 10314 | 10305 | |
|---|---|---|---|
| Median sale price | $775,000 | $741,250 | $720,000 |
| Price change vs 2025 | up 5.4% | up 1.1% | down 4% |
| Homes sold | 116 | 203 | 84 |
| Median days on market | 33 | 34 | 42 |
Where prices moved up and where they dipped
Not every ZIP saw prices rise. The Real Estate Data Aggregator showed the median sale price in 10309 fell 6.7% to $786,750. In 10305 it slipped 4% to $720,000. Those are honest dips, and they matter if you are setting a list price in those areas.
On the other side, 10307 hit a median of $967,500, up 1.6%. ZIP 10312 reached $799,500, up 5.9%. ZIP 10306 came in at $775,000, up 5.4%. These are real differences between neighborhoods that are only a few miles apart.
How fast are homes selling?
Speed varied a lot by ZIP. The Real Estate Data Aggregator put the median days on market in 10308 at just 28 days, 7 days shorter than a year before. That is the fastest of any ZIP in this group. ZIP 10309 sat at the other end at 47 days, which is 9 days longer than last year. Not every home sold fast, and that is worth knowing before you set expectations.

Are sellers getting close to their asking price?
Yes, mostly. The Real Estate Data Aggregator showed the average sale-to-list ratio in 10312 at 99%, and 10308 at 99.4%. In 10305 it was 97.5%, the lowest of the group. That 2.5% gap on a $720,000 home is about $18,000 left on the table. Pricing matters.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Several Staten Island ZIP codes are outpacing that national figure, which is a useful reference point for sellers.
How many homes sold above list price?
ZIP 10308 led the group. The Real Estate Data Aggregator counted 32.9% of homes there selling above list price. ZIP 10309 was close behind at 29.6%. In 10305, it was 21.4%, the lowest of the seven ZIPs. About 1 in 5 sellers there beat their asking price, not 1 in 3.
Supply is tighter than it looks on the surface
Months of supply tells you how long the current inventory would last if no new homes came on. The Real Estate Data Aggregator put that figure at 2.5 months in 10314 and 2.6 months in 10312. ZIP 10305 was the loosest at 4.2 months. All of these are well below what most markets consider balanced.
New listings are still coming in
Even with overall inventory down, new listings are arriving in several ZIPs. The Real Estate Data Aggregator counted 115 new listings in 10309, up 22.3% from a year ago. ZIP 10307 added 48 new listings, up 14.3%. ZIP 10308 brought 97 new listings, up 6.6%.
ZIP 10312 and 10314 saw new listings slip. The Real Estate Data Aggregator showed 10312 down 8.7% and 10314 down 10.4%. Sellers in those ZIPs have less competition right now, which is worth noting.
Pending sales show where demand is holding
Pending sales are homes under contract but not yet closed. They show where buyers are committing right now. The Real Estate Data Aggregator counted 91 pending sales in 10309, up 13.8% from last year. ZIP 10308 had 76 pending sales, up 4.1%. ZIP 10307 had 40, up 11.1%.
Pending sales fell in 10314 and 10312. The Real Estate Data Aggregator showed 10314 down 15% and 10312 down 12.8%. Buyers are still active there, just fewer of them are under contract right now compared to a year ago.
- Staten Island inventory fell 14.9% while 771 homes sold in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
- New listings are still arriving, prices are mostly holding, and buyers are still closing.
- The picture is not the same in every ZIP, and it is definitely not the same on every street.
