Hi, I'm Vincent, your trusted real estate agent! Whether you're looking to sell in Toms River, buy in Brick, or figure out what your Ocean County home is worth right now, these numbers are for you.

The Real Estate Data Aggregator counted 751 homes sold across Ocean County in the three months ending August 31, 2026. That is up 7.9% from the same months of 2025. New listings rose only 2.9% in the same period. Sales outpaced supply growth. That means demand is still absorbing what sellers bring to market.

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Ocean County's supply stayed far tighter. That is a meaningful difference for local sellers.

Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. Buyers are paying more to borrow. That is worth knowing before you price a home or make an offer.
