More homes are for sale in Monmouth County, but buyers are still moving

The one thing every homeowner should know right now: more homes are competing for the same buyers. The Real Estate Data Aggregator counted 949 homes for sale across Monmouth County in the three months ending August 31, 2026. That is up 7.1% from the same months of 2025. More nearby competition can change how you price and prepare your home.
So what does that mean? Buyers have a little more to look at. But sales are still happening. The Real Estate Data Aggregator shows 1,414 homes sold in the county during the same period, up 5.2% from a year before. Pending sales dipped 2.7%, a small step back, not a stop.
The wider picture adds context. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Mortgage rates are a real factor too. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. That is the highest since January 2025, according to Realtor.com. Higher rates slow some buyers down, which is part of why pending sales dipped.

The county numbers tell one story. Each ZIP tells its own. Here is how the 13 ZIP codes compared on median sale price and days on market in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
Where prices rose and where they dipped
Most ZIP codes saw prices rise. A few dipped. That is worth knowing before you pick a number.
Most ZIPs are up. But 07747, 07753, and 07733 each saw prices dip from a year ago. That is not a collapse. It is a signal to price carefully in those areas.
Who is selling above list price
Even with more homes on the market, competition is real in several ZIP codes. The Real Estate Data Aggregator shows that in ZIP 07751, 70.7% of homes sold above list price in the three months ending August 31, 2026. That share jumped 26.3 points from a year before. ZIP 07748 was close behind at 69.2%, up 13.6 points.
Not every home sold fast or above asking. In ZIP 07731, 38.1% sold above list price, down 14.2 points from a year before. In ZIP 07747, that share fell 11.5 points. More inventory in those areas is giving buyers a little more room.
How quickly homes went under contract
Speed tells you how eager buyers are. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing.
Supply is still low, even with more homes listed
Months of supply measures how long it would take to sell every home at the current pace. Below 3 months is generally a seller's market. Every ZIP code in Monmouth County is still below that line.
ZIP 07735 is the only one at or above 3 months. That is the loosest spot in the county right now. ZIPs 07748 and 07701 are the tightest, each at 1.3 months. That gap matters a lot if you are deciding where to list or where to buy.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. That is a national figure, not a Monmouth County count. But it shows that sellers elsewhere are adjusting. Pricing right the first time matters more when buyers have options.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. That is a slow, steady pace nationally, not a sharp move in either direction.
