Monmouth County sales rose even with more homes on the market

Hi, I'm Vincent, your trusted real estate agent! Whether you're looking to sell your Monmouth County home, buy your first place here, or figure out what the market is doing before you decide, this post is for you. These numbers cover the three months ending August 31, 2026.

Here is the one fact that changes what a homeowner should do right now. The Real Estate Data Aggregator counted 949 homes for sale across Monmouth County in that period. That is up 7.1% from a year before. More competition is on the street. But here is the honest flip side: the Real Estate Data Aggregator also counted 1,414 homes sold, up 5.2% from the same months of 2025. Buyers are still there.

Pending sales slipped 2.7% county-wide, per the Real Estate Data Aggregator. That is a small, honest warning. Homes are still selling, but the pipeline going forward is a little thinner than last year. Pricing carefully from the start matters more when buyers have more choices.

The national picture adds context. Realtor.com reported that active listings topped 1.16 million homes for sale nationally in September 2026. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is a national signal, not a Monmouth number, but it tells you which way the wind is blowing.

Mortgage rates are a real factor right now

Rates are not helping buyers stretch. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. A separate report from Redfin put the weekly average at 7.4% on October 8, 2026, a three-year high. Redfin also reported the typical homebuyer's monthly payment hit $2,777, the highest on record except for the previous week. That squeezes what buyers can offer. It is one more reason a sharp list price matters.

How each ZIP code looked

Not every ZIP moved the same way. Some areas saw prices and sales climb together. A few saw prices slip even as buyers kept showing up. Here is a side-by-side look.

ZIP 07748 stood out. The Real Estate Data Aggregator counted 107 homes sold there, up 32.1% from a year before. The median sale price reached $815,000, up 6.5%. Homes sold in a median of 16 days, one day faster than a year ago. Nearly 7 in 10 homes sold above list price, up 13.6 points from last year. That is a ZIP that moved quickly and rewarded sellers.

ZIP 07746 also showed strength. The Real Estate Data Aggregator counted 72 homes sold, up 14.3%. The median sale price was $927,500, up 9.8%. Homes sold in 16 days, 9 days faster than a year before. The sale-to-list ratio came in at 103.5%, up 2.1 points.

ZIP 07701 had the biggest price jump in the county. The Real Estate Data Aggregator put the median sale price at $707,500, up 13.2%. Sales rose 14%. Homes sold in 17 days, 2 days faster than a year ago. Nearly 6 in 10 homes sold above list, up 14.4 points.

Where prices dipped a little

Not every ZIP saw prices rise. The Real Estate Data Aggregator showed the median sale price in ZIP 07747 came in at $560,000, down 6.9% from a year before. Days on market stretched to 37, which was 19 days longer than the same period last year. That is the longest wait of any ZIP in this group. Homes still sold above list at a 102.6% ratio, so buyers were still competing, just on fewer homes.

ZIP 07753 saw the median sale price slip to $600,000, down 7.7%. Even so, the Real Estate Data Aggregator counted 125 homes sold there, up 2.5%. Homes sold in 19 days, 6 days faster than a year ago. The picture is mixed: prices softened, but the pace held.

ZIP 07733 had the highest median sale price in the group at $1,115,888, but it was down 5.4% from a year before. Inventory there rose 25%, per the Real Estate Data Aggregator. More supply and a lower price is a pattern worth watching if you own in that ZIP.

Speed: how fast homes went under contract

Speed varied a lot by ZIP. In 07748, the Real Estate Data Aggregator found that 46.9% of homes went under contract within two weeks of listing, up 6.2 points from last year. In 07724, that share was 40%, though it was down 6.3 points. In 07735, only 22.4% went under contract within two weeks, down 12.4 points. If your home is in 07735, plan for a longer runway.

What this means for you as a homeowner

County-wide, inventory is up 7.1% and sales are up 5.2%. That is a market still moving, but with a little more competition than last year. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Monmouth County's own numbers show many ZIPs beating that pace, which is a good sign for local sellers.

Still, pending sales county-wide are down 2.7%. That is the forward-looking number. It says the next round of closings may be a little lighter. If you are listing soon, the prep and the price you pick on day one will do more work than they had to a year ago.

In short
  1. Monmouth County sold more homes than a year ago, even with more inventory on the market.
  2. Prices rose in most ZIPs, but a few saw them slip.
  3. Speed and sale-to-list ratios stayed strong in several areas.
  4. Rates above 7% are squeezing buyers nationally, per Realtor.com and Redfin.
  5. Pricing sharp and prepping well matters more now than it did twelve months ago.
