Inventory is down across Staten Island even as more homes sold

Here is the one fact that changes what you should do. The Real Estate Data Aggregator counted 762 homes for sale across Staten Island in the three months ending August 31, 2026. That is down 14.9% from the same months of 2025. Fewer competing listings can help sellers. Buyers have less to choose from and need to move faster.

At the same time, Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Staten Island is moving in the opposite direction from the national picture. More supply out there nationally, less supply here locally.

CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% last week. Realtor.com noted rates crossed 7% for the first time since January 2025. Higher rates slow buyers down. That makes the local inventory drop even more noticeable, because fewer buyers can afford to move quickly.

Prices: mostly steady, with two dips

Most ZIP codes held or gained on price. The Real Estate Data Aggregator put the median sale price in 10307 at $967,500, up 1.6% from a year ago. In 10312, the median was $799,500, up 5.9%. In 10306, it was $775,000, up 5.4%.

Two ZIPs dipped. The Real Estate Data Aggregator showed 10309 at $786,750, down 6.7%. In 10305, the median was $720,000, down 4%. Prices did not fall everywhere, but it is worth knowing where they did.

How fast are homes selling?

Speed varied a lot by ZIP. The Real Estate Data Aggregator counted a median of 28 days on market in 10308, the fastest of any ZIP here. That was 7 days shorter than the same period of 2025.

10309 was the slowest, at 47 days. That was 9 days longer than a year ago. Not every home is selling fast, and that is worth knowing before you price yours.

Are sellers getting their asking price?

Sale-to-list ratios stayed close to 100% in most ZIPs. The Real Estate Data Aggregator put 10312 at 99% and 10308 at 99.4%. That means most sellers got very close to what they asked.

10305 was the lowest, at 97.5%. Still close, but a small gap worth noting if you are pricing a home there.

Supply is tightest where sales are strongest

The Real Estate Data Aggregator measured 2.5 months of supply in 10314, the tightest of any ZIP. In 10312, it was 2.6 months. Both fell from a year ago.

10305 had the most supply at 4.2 months, though that was still down 0.3 months from 2025. More supply there means buyers have a little more room to compare.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Staten Island's sale-to-list ratios are holding up better than that national trend suggests.
